We seller responsible for any closing fees?

None. We cover all closing costs. 

Will you be listing my property on Zillow or MLS or actually buying it?

I’m not an agent, and will pay cash for your house. After purchase I  may repair the house and resell it to another homeowner or keep it as a rental.

How do you determine the price to offer on my house?

I will need to find out  market value and how much work is needed on the home.
Comparable sales are listings that have sold in the past 6 months and are located in the same subdivision or geographic area as the house you’re researching.

How do I receive the payment ?

We can offer wire transfer or check.

Do I have to move out of the home at closing?

That can be discussed and determined in our written agreement. We’ll give you time to move if you need it.

Can I have my attorney review the purchase agreement?

Yes, we can send a purchase agreement to your lawyer.  I use simple contracts so you don’t need an attorney to save you the cost, but as I said welcome to review.

Will I have to repair or clean the house before I leave?

No. We have will take care of everything. You also may leave unwanted items behind.
